Gregadoo Road, Lakehaven Local Environmental Study (LES)

Willana was commissioned to undertake an Local Environmental Study (LES) in response to a proposal submitted to the Council by the Diocese of the Roman Catholic Church  (the Church) to amend the Wagga Wagga Local Environmental Plan (LEP) 1985.  The proposal was sort to amend the current planning controls for land at Gregadoo Road, Lakehaven to accommodate rural residential and/or residential development.

 

The LES provides a comprehensive assessment of future development potential as well as the environmental and social implications of future development for the subject site.  The site comprise 11 hectares of land and is located approximately seven kilometres south of the Wagga Wagga city centre, abutting the southern foreshores of Lake Albert.

 

Lloyd Master Plan

This master plan sets out a new vision for the Lloyd Neighbourhood in Wagga Wagga.  Located in the foothills, framing the city’s south-western edge, the Lloyd Neighbourhood provides a dramatic setting for future urban growth within the city.

 

The master plan has been prepared on behalf of Ehkuk Pty Ltd by Willana Associates, and in association with, Ian Robertson Design.  The purpose of the master plan is to describe the intended form of future development within the Lloyd Neighbourhood.  The master plan defines the ways in which future development will respond to the Neighbourhood’s unique setting and the opportunities this presents for sustainable design.

 

In defining the vision for Lloyd, the master plan aimed to ensure future development as it; responds to the site’s natural setting; successfully integrates with the existing city fabric; caters for a variety of activities and lifestyle choices over time, and evolves as a memorable and delightful neighbourhood within Wagga Wagga’s urban fabric.

 

Lloyd Neighbourhood Local Environmental Study – Wagga Wagga City Council

This Local Environmental Study (LES) is for a large portion of land within the Lloyd Neighbourhood Release Area (LNRA).  Lloyd Neighbourhood is located on the south-western fringe of Wagga Wagga (Wagga), approximately 5kms from the town centre.

 

Willana was commissioned to oversee the preparation of a Local Environmental Study and Structure Plan to guide the urban release of a 350ha site.  The project required consideration of ecological, archaeological, infrastructure, social and market factors.  The resulting Structure Plan seeks to promote an integrated, well-connected and sustainable urban form.

 

The rural lands comprising the study area have been formally recognised as a potential urban expansion area since the adoption of the Wagga Wagga Development Control Plan (WWDCP) in 1986.  The DCP classifies the area as a ‘future urban’ zone, indicating this area as a possible progression for growth of the City.

 

 

Wagga Wagga Local Environmental Study

 

The preparation and project management of the Wagga Wagga Local Environmental Study (LES) 2008 to support the new consolidated Wagga Wagga Local Environmental Plan (LEP).   The Wagga Wagga LES 2008 included advancing planning that may allow:

  •  residential development at 3 major sites in the LGA being Boorooma, Estella and Lloyd;

  •  industrial development at Bomen, and smaller sites at Edison Road, Copland Street and Hammond Avenue;

  •  investigation of the development potential for a site on Moorong Street; and

  • consideration of the suitability of residential development at two smaller “infill” sites on Main Street, Lake Albert and Plumpton Rd.
