Meridian Place, Office & Child Care Willana prepared a comprehensive Statement of Environmental Effects for a development consisting of two buildings. One building contained numerous office tenancies and the other contained office tenancies and two child care centres. Each childcare centre catered for up to (90) children between the ages of 9 – 5 years with no more than (13) staff members employed in the centre. The centres were designed with regard to the requirements of the NSW Department of Community Services (DOCS). Details of the centres were forwarded to DOCS for approval and licensing when the development consent was issued.

Mataram Childcare Centre Willana was engaged to prepare a comprehensive Statement of Environmental Effects to establish a before/after school care to operate within the existing childcare centre, for up to 60 school – age children. It was to be achieved by providing a separate room for the before/after school care so that the management and care of the children did not conflict with the operation of the approved childcare centre. Willana engaged a specialist traffic report to assess the demands on additional parking, based on the additional children, mainly siblings. It was concluded and approved that the parking was sufficient and no issues arose from the additional children attending before/after school care. |

Office & Warehouse Development – “Pinnacle Estate”

Planning Support - Property Feasibility Studies Willana prepares reports, for various clients, on a site specific basis to highlight relevant planning issues and legislation. Our clients use this information to establish greater certainty over possible development outcomes and feasibility, prior to purchase.

Residential
Willana’s advice was sought in relation to the feasibility of an apartment development in Ku-ring-gai. Subsequently, Willana was commissioned to project manage a pre-DA and DA process for a proposal involving the erection of two, multi level residential flat buildings with basement parking. This included the preparation of planning reports, overseeing building architecture, review of documents prepared by other consultants and liaising with Council. Council issued a consent for the development as proposed, including a variation to statutory controls.

Milsons Point Development Submission - Private Owner Willana was commissioned to make a submission to North Sydney Council, requesting Council refuse a proposal on an adjacent block of land that would ultimately block views from the client's property. Council assessed Willana's submission and the matter was refused.

A statement of environmental effects was prepared by
Willana to accompany a development
application to Woollahra Council proposing re-construction of an existing
Spanish Mission style dwelling to provide a contemporary style dwelling with
a swimming pool. The statement required an explanation of the proposal’s
impact on

Boarding Houses Willana prepared a statement of environmental effects and an operational management plan for the refurbishment and extension of existing boarding houses. The statement included a review of the site according to existing use right provisions and the provisions of State Environmental Planning Policy No. 10 – Retention of Low Cost Rental Accommodation. |

Development Application - Adaptive Reuse Application Preparation of a Statement of Environmental Effects (SEE) in support of a development application for adaptive reuse of a Harry Seidler designed residence as a residential flat building. The house is noted as a potential heritage item and is located in a harbourside location.

Development Application - Existing Use Rights Preparation of Statement of Environmental Effects (SEE) in support of the demolition of an existing workshop and associated petrol tanks and erection of a residential flat building. Existing use rights provisions were used to support the proposal, as residential flat buildings are prohibited on the site due to its 2(a) Residential zoning.

Cliffbrook Parade, Clovelly This planning report related to substantial alterations and additions to create a contemporary beach side residence. It required careful consideration of views, shadows and environmental sensitivities. Willana also worked closely with the architect to resolve concerns raised by adjoining property owners and Randwick Council to achieve approval.

The Rosebery Hotel, Rosebery Willana was commissioned to project manage the owner’s intention to modernise the ground floor façade of the heritage listed Rosebery Hotel. This included preparation of architectural plans and planning reports explaining the heritage significance of the site and the impact of proposed development. The process also involved ongoing dialogue with Sydney City Council to achieve a favourable outcome, sensitive to the heritage significance of the site and cost effective to the owner.

Section 94 Contributions Reviews Willana has been commissioned on several occasions to review Section
94 developer’s contributions applicable to certain developments.
On one occasion, a report was prepared to Council providing an
analysis of a contribution for a retail development at
|
|
|
Willana prepared planning reports for the demolition of an existing dwelling and construction of a new 5 level dwelling on a sloping site. A report was prepared in support of the height, which did not comply with Randwick Council’s controls, and that emphasised the high degree of amenity generated by the floor plan and beneficial scenic impact given the prominent water front location.

Willana prepared a statement of environmental effects for a development proposing multiple boutique dwellings on a ‘T’ shaped site. The report described the intention to demolish all existing buildings on site, consolidate existing allotments, and construct and subsequently subdivide 7 x 2 storey detached dwellings. The proposal has since been approved and constructed.

The project involved the preparation of a Statement of Environmental Effects for a mixed used development at a 3000m² site. The development included the erection of three separate buildings between 5 – 6 storey’s in height providing a total of 72 apartments, 4 ground floor commercial/retail tenancies and 112 on-site car spaces. The report required comprehensive review of detailed local and state planning controls and an assessment of the development accordingly.
Willana was commissioned to undertake a planning feasibility
assessment of a retail development in the Auburn Business Centre.
Subsequently, Willana was
involved in a pre-DA process with Council and the preparation of a
development application for the erection of a building comprising of an ALDI
Store, 4 separate retail/commercial tenancies and roof top parking.
This included liaison and coordination of information from various
development consultants in a project team.
Willana was retained to
liaise with Council during the development application assessment process to
address issues raised by Council and achieve a favourable outcome.
Willana was also retained
to review the conditions of the development consent, prepare a separate
application for signage, prepare a development application for an
alternative scheme and a Section 96 amendment application.

Ash Road, Prestons – Part 3A Project Willana was commissioned to be part of a project team and prepare
the necessary documents for a new Distribution Facility in South Western
Sydney comprising of 50, 000m² of warehouse floor space and 5,000m² of
office floor space. Given the value of the project, the development
constituted a ‘Part 3A Project’. Accordingly, reporting by
Willana required advice to and
collation of information from numerous consultants and the preparation of a
thorough environmental assessment report and list of development
commitments. The accompanying application to the Department of Planning was
subsequently approved in 2007.

Childcare Centres Willana has been commissioned on several occasions to assist and
provide relevant reporting on numerous childcare facilities.
On several occasions,
Willana
has been engaged to prepare a planning report for a new childcare facility.
On other occasions, Willana prepared a planning report for the expansion and
intensification of existing childcare facilities.
The reports addressed Council’s particular controls relating to
childcare centres and facilitated approval from Council.

Submissions / Objections
for Clients Willana
has been commissioned
on several occasions by clients to review, provide advice and / or prepare a
submission to Council on a notified development.
One occasion involved the assessment and preparation of a ‘planning
advice report’ in relation to a two storey development on a prominent site
at

SEPP 1
Willana has prepared numerous SEPP 1 objections for development.
Objections have related to various matters such as height, floor
space ratio, allotment size and landscaped area.
A development application for
the erection of a four level residential flat building with a
basement car park was accompanied by two SEPP 1 objections, one for floor
space ratio and another for height.
The objections were supported by Woollahra Council and the
application was subsequently approved. |
